Aquarius Community Portal Terms of Use

These Terms govern use of the private Aquarius Community portal operated for The Owners, Strata Plan LMS3903.

1. Authorized use

The portal is for authorized Aquarius residents, owners, approved household members, staff, contractors where specifically permitted, strata council members and administrators. You may use only the functions and information available to your account and role.

2. Account responsibility

Keep your sign-in credentials confidential, use your own account, and provide accurate information. Do not share an account or attempt to use another person's account. Notify Aquarius if you believe your account has been compromised.

3. Respectful and lawful use

Do not use the portal to harass others, upload unlawful or malicious material, interfere with the portal, bypass access controls, scrape or bulk-copy private information without authorization, or use information obtained through the portal for an unrelated or improper purpose.

4. Confidential and private information

Information visible through a staff, management, council or administrator role may be confidential or privacy-sensitive. Access does not authorize disclosure. Users must handle information only for the Aquarius purpose for which access was granted.

5. Operational records

Aquarius may keep an audit trail of important changes and a limited activity history for sensitive access, downloads, exports, sign-ins and role-preview activity. These records support security, accountability and building operations.

6. Official records and governing documents

The portal is an operational and community tool. If information displayed in the portal conflicts with the Strata Property Act, regulations, registered strata plan, bylaws, rules, resolutions, contracts, official strata records or other legally controlling documents, the legally controlling document or official record prevails.

7. Availability and changes

Aquarius may change, suspend or discontinue portal functions for maintenance, security or operational reasons. Reasonable efforts will be made to protect the integrity of stored records, but uninterrupted availability is not guaranteed.

8. Account restrictions

Aquarius may suspend or restrict portal access where reasonably necessary for security, misuse, unauthorized access, inaccurate account information or loss of eligibility to use the portal. This does not affect any rights a person may have to strata records or services outside the portal under applicable law.

9. Privacy

Personal information is handled in accordance with the Aquarius Community Privacy Notice and applicable privacy law. Acceptance of these Terms is not a blanket consent to collect, use or disclose personal information for purposes beyond those that are necessary, reasonable or otherwise legally authorized.

10. Changes to these Terms

Aquarius may update these Terms. When a material new version is issued, users may be required to accept the new version before continuing to use the private portal.
